What are your qualification standards?

Applications are evaluated on the following standards. Applicants who do not meet minimum standards may not be approved.

  • Identification: Valid, current government-issued photo ID.

  • Income: Household monthly income must equal at least 2 times the rent (verifiable). Alternative criteria may apply for applicants with rent subsidies.

  • Rental History: Positive rental references for the past 5 years. No evictions or unpaid landlord judgments.

  • Credit: Minimum credit score of 600. Must demonstrate responsible financial history.

  • Background Check: All applicants 18+ are subject to criminal and eviction background checks, evaluated in compliance with state and federal law.

  • Smoking: Property is non-smoking.

  • Pets: Subject to property pet policies. Service animals and support animals are not pets and will be reasonably accommodated under fair housing laws.

Compensating factors (guarantors, additional deposit if allowed by law) may be considered.

How are applications processed?

  • Our policy is first qualified, first approved – Applications are considered in the order received. Screening fees are only charged if an application is actually considered. If an applicant pays in advance but their application is not reviewed, the fee will be refunded within 7 days.

  • Applications are processed within 1-3 business days.

  • Application fees are non-refundable once processing begins. Please carefully review our qualification standards above before applying. Unprocessed applications will be refunded.

Deposit to Hold

  • Once approved, if you are not moving in within 24 hours, a Deposit to Hold equal to security deposit or one month’s rent is required within 24 hours to secure the property.

  • The property may be held for a maximum of 14 days.

  • Once the lease is signed and move-in completed, the Deposit to Hold will convert into your security deposit.

  • If the applicant fails to provide the deposit within 24 hours of approval, the property may be offered to the next qualified applicant.

  • If a Deposit to Hold is paid upfront with the application and the applicant does not qualify, it will be refunded within 14 days.

Move-in requirements

Before you get your keys, the following must be completed:

  1. Payment of all move-in funds (first month’s rent, security deposit, and any other applicable deposits/fees).

  2. Lease signed by all required parties.

  3. Utilities transferred into tenant’s name where applicable.

  4. Any required insurance, pet agreements, or other addenda completed.

Multiple applications

If multiple qualified applications are received, tenancy may be offered to the applicant(s) who best meet criteria.
