How it works
Step 1: Apply Online
Each Resident 18+ submits an application and fee ($50 fee includes background checks & screening).
Applications are reviewed in the order received.
Step 2: Screening
Includes employment, rental history, credit, and background checks.
Subsidized applicants may provide alternative proof of ability to pay.
Step 3: Approval & Deposit to Hold
Once approved, pay your deposit to Hold within 24 hours.
Deposit converts into security deposit at move-in.
Qualification Standards & Move-in Requirements FAQ
What are your qualification standards?
Perch Property Management complies with all federal, state, and local Fair Housing laws. All applications are evaluated consistently and without discrimination. Meeting these standards does not guarantee approval, but failure to meet them may result in denial.
Identification:
Applicants must provide a valid, current, government-issued photo ID.
Income:
Household gross monthly income must be at least 2.5× the monthly rent.
Income must be verifiable (pay stubs, W-2s/1099s, bank statements, award letters, or employer verification).
Applicants with government rent subsidies may provide alternative evidence of ability to pay, as required under California law.
Rental History:
Positive rental history is required.
No prior evictions, lease violations, unpaid landlord balances, or repeated late payments.
Rental history may be verified using CAA Forms CA-014 and CA-015, direct landlord contact, or other verification methods.
Credit:
Minimum credit score: 600.
Credit history must demonstrate responsible payment behavior.
Applications may be denied for:
Open bankruptcies
Unpaid landlord debt
Eviction judgments (unless prohibited by law)
Compensating factors such as a co-signer or additional deposit (when allowed by law) may be considered.
Background Check:
All adult applicants are screened for criminal and eviction history in compliance with all state and local laws, including Fair Chance Housing rules where applicable.
Only convictions that may pose a demonstrable risk to property or resident safety may be considered.
Smoking:
All Perch Property Management properties are non-smoking.
Pets:
Pet approval is property-specific.
Service and support animals are not considered pets and will be reasonably accommodated in accordance with law.
How are applications processed?
First qualified, first approved
Applications are reviewed in the order received.
Screening fees are charged only when an application is actually processed.
If an application is not processed, the screening fee will be refunded within 7 days.
Processing typically takes 1–3 business days.
Once processing begins, application fees are non-refundable.
Deposit to Hold
If approved:
Applicant will have 24 hours to:
Submit all required move-in payments OR
Provide a Deposit to Hold equal to one month’s rent or security deposit (as permitted by law).
The Deposit to Hold will hold the unit for up to 14 days.
Upon move-in and lease signing, the Deposit to Hold converts into the security deposit.
If applicant fails to pay the deposit within 24 hours of approval, the property may be offered to the next qualified applicant.
If a Deposit to Hold is paid but the applicant does not qualify, it will be refunded within 14 days.
Move-in requirements
Before keys are released, applicants must:
Pay all required move-in funds
Sign the lease and all addenda
Provide renters insurance
Complete all necessary pet documentation (if applicable)
Transfer utilities into their name (when required)
Multiple applications
Because we operate under a First Qualified, First Approved policy, tenancy is offered to the first applicant who meets the qualification standards and completes all approval steps.
