Application to Rent

All occupants age 18 or older must complete a separate application with the required fee.

Applications are reviewed in the order received; however, approval is not based solely on timing. Perch Property Management evaluates all complete applications using consistent qualification criteria and selects the most qualified applicant.

  • What are your qualification standards?

    Applications are evaluated based on the criteria below. All applications are reviewed holistically, and meeting these standards does not guarantee approval. Perch Property Management reserves the right to select the most qualified applicant.

    • Identification: All applicants must provide a valid, current government-issued photo ID.

    • Income: Household monthly income should generally be at least 2.5x times the monthly rent and must be verifiable. Alternative criteria may apply for applicants utilizing housing assistance or subsidies, in accordance with applicable laws.

    • Rental History: Positive rental references for the past 5 years. Factors considered may include payment history, lease compliance, and prior landlord references. No evictions or unpaid landlord judgments.

    • Credit: We generally look for a credit score of 620 or higher. Applications are evaluated holistically, and lower credit scores may be considered based on overall strength, including income, rental history, and financial profile.

    • Background Check: All applicants aged 18 and older are subject to criminal and eviction background screening, which will be evaluated in accordance with applicable state and federal laws.

    • Smoking: All properties are non-smoking unless otherwise stated.

    • Pets: Pets are subject to property-specific policies. Service animals and assistance animals will be accommodated in accordance with fair housing laws.

    Additional supporting factors may be considered as part of the overall application review.

    How are applications processed?

    • Applications are reviewed in the order received and evaluated based on qualification criteria. Perch Property Management reserves the right to select the most qualified applicant.

    • Application fees are only charged once processing begins and are non-refundable after that point.

    • Incomplete applications or those lacking required documentation may not be considered.

    Deposit to Hold

    • Once approved, if you are not moving in within 24 hours, a Deposit to Hold equal to security deposit or one month’s rent is required within 24 hours to secure the property.

    • The property may be held for a maximum of 14 days.

    • Once the lease is signed and move-in completed, the Deposit to Hold will convert into your security deposit.

    • If the applicant fails to provide the deposit within 24 hours of approval, the property may be offered to the next qualified applicant.

    • If a Deposit to Hold is paid upfront with the application and the applicant does not qualify, it will be refunded within 14 days.

    Move-in requirements

    Before you get your keys, the following must be completed:

    1. Payment of all move-in funds (first month’s rent, security deposit, and any other applicable deposits/fees).

    2. Lease signed by all required parties.

    3. Utilities transferred into tenant’s name where applicable.

    4. Any required rentersinsurance, pet agreements, or other addenda completed.

How it works

Step 1: Apply Online

  • Each Resident 18+ submits an application and fee ($37 fee includes background checks & screening).

  • Applications are reviewed in order received.

Step 2: Screening

  • Includes employment, rental history, credit, and background checks.

  • Subsidized applicants may provide alternative proof of ability to pay.

Step 3: Approval & Deposit to Hold

  • Once approved, pay your deposit to Hold within 24 hours.

  • Deposit converts into security deposit at move-in.
